Welcome to Bellalago, one of Kissimmee's most distinctive waterfront communities and a place I have personally called home since 2005.
I'm Abe Mendez, a Central Florida REALTOR® specializing in Kissimmee, Bellalago and waterfront real estate. Because I live in Bellalago myself, my knowledge of the community comes from more than selling homes here. I've experienced Bellalago as a homeowner, neighbor and boater while also helping buyers and sellers navigate real estate transactions throughout the community and the surrounding Central Florida market.
Bellalago offers a lifestyle that can be difficult to find elsewhere in Central Florida: a guard-gated residential community combining resort-style amenities with an extensive system of waterways and boating access to Lake Tohopekaliga—better known locally as Lake Toho.
Whether you're researching Bellalago homes for sale, considering a waterfront property, planning a move to Kissimmee or thinking about selling your Bellalago home, my goal is to help you understand both the real estate and the lifestyle that make this community unique.
Bellalago offers a diverse selection of single-family homes ranging from comfortable residences to larger luxury properties, pool homes and waterfront homes with private docks.
But buying in Bellalago isn't simply about choosing the right floor plan.
Different locations within the community can provide very different experiences. Buyers may prioritize waterfront access, conservation views, a pool, a three-car garage, a larger lot, proximity to amenities or a particular style of home.
For buyers interested in boating, the property's relationship to Bellalago's waterways can become particularly important.
That's where firsthand community knowledge can make a difference.
Waterfront living is one of Bellalago's defining characteristics.
Throughout the community you'll find homes with different types of water views and waterfront settings. Some waterfront properties have private docks, while other properties may offer the possibility of adding a dock subject to applicable HOA, governmental and permitting requirements.
It's important for buyers to understand that "waterfront" does not necessarily mean the same thing for every property.
A beautiful water view may be exactly what one buyer wants, while another buyer may specifically want to keep a boat behind the home and access Lake Toho.
When helping waterfront buyers, I encourage them to evaluate not only the house but also the waterfront location, existing dock, potential dock possibilities and boating access that fits their intended use.
One of Bellalago's most distinctive lifestyle features is boating access to Lake Tohopekaliga, commonly known as Lake Toho.
Lake Toho is an approximately 18,810-acre freshwater lake in Osceola County and is especially well known for largemouth bass fishing and recreational boating. It is also part of the Kissimmee Chain of Lakes, one of Central Florida's important freshwater lake systems.
Bellalago's waterways and community boating infrastructure provide residents with the opportunity to connect from the community to Lake Toho. One of Bellalago's distinctive boating features is its boat lift system, which allows boats to transition between the community's internal waterways and the lake.
As a Bellalago resident and boater myself, I've spent considerable time on these waterways and Lake Toho. This firsthand experience can be particularly helpful when I'm working with buyers interested in waterfront homes and boating.
When appropriate, I can take serious prospective waterfront buyers out on our team pontoon boat to experience Bellalago from the water. Seeing the community from its waterways provides an entirely different perspective on waterfront homes, private docks, conservation areas and the connection to Lake Toho.
For buyers specifically interested in boating, I recommend discussing your boat, desired waterfront setup and intended use early in the home-search process rather than assuming every waterfront property offers the same type of access.

Bellalago was designed around an active Florida lifestyle.
The community offers an extensive collection of amenities, including multiple swimming pools, fitness facilities, walking and biking trails, tennis, pickleball, basketball, beach volleyball, recreational areas, a fishing pier, dog park and community boating facilities.
Residents can enjoy recreation without having to leave the community, while Bellalago's waterways, conservation areas and landscaping create a setting that feels different from many traditional Central Florida subdivisions.
Community amenities, rules and services can change over time, so buyers should always review current HOA documents and community information as part of their due diligence.
Finding the right Bellalago home involves more than searching by price, bedrooms and square footage.
Depending on your priorities, we may evaluate waterfront versus non-waterfront locations, existing docks, potential dock opportunities, pools, conservation and water views, one-story versus two-story floor plans, three-car garages, lot orientation, HOA considerations and boating access.
Understanding recent comparable sales is equally important.
A waterfront home with a dock and pool should not automatically be evaluated the same way as a similarly sized interior home. Location, improvements, condition, lot characteristics, waterfront features and boating access can all influence how buyers perceive a property's value.
My role is to help buyers understand those differences so they can make a well-informed decision.
Selling a Bellalago home also requires understanding what makes that particular property different.
A waterfront location, private dock, pool, conservation view, three-car garage, renovations, larger lot or particular location within the community can all affect how a home should be positioned in the market.
Marketing should communicate those differences rather than simply publishing photographs and an MLS description.
For my Bellalago listings, my goal is to market both the property and the lifestyle surrounding it. Depending on the home, that can include professional photography, video, drone footage, social media marketing, digital advertising and showcasing Bellalago's waterfront and resort-style lifestyle.
Because I live in Bellalago myself, I'm also able to discuss the community with prospective buyers and their agents from firsthand experience rather than simply repeating information from a brochure.
I've called Bellalago home since 2005.
That gives me a perspective that goes beyond studying recent sales or reading community information online.
I've watched the community grow, experienced its amenities, traveled its waterways, spent time boating on Lake Toho and represented real estate transactions in Bellalago and throughout the surrounding Kissimmee market.
My broader real estate practice serves buyers and sellers throughout Central Florida, but Bellalago is particularly important to me because it is also my community.
If you're considering buying or selling a home in Bellalago, I'd be happy to discuss the community, current market conditions, your property and your specific real estate goals.
